Yes — California license #613784, fully insured, and every plumber is background-checked and drug-tested.

Yes — bring us a written quote from another licensed plumber for the same scope of work and we’ll beat it.
All major credit cards, debit, check and cash. Ask about financing for larger jobs like sewer replacement or a tankless conversion.
Emergencies
When something's actively going wrong
Anything actively causing damage or a health hazard: a burst pipe, a sewer backup, no water, a gas smell, or a water heater leaking from the tank. Shut off the water (or gas) if you safely can, then call us.
Our emergency service is 24/7 and we quote the job flat-rate before we start. You’ll know the price before we begin, whatever time it is.
Usually where the water line enters the house — often the garage, basement or a box near the street. If you’re not sure, ask when you call and we’ll walk you through it.
Drains & Sewer
Clogs, backups and sewer lines
Ask about our $48.88 drain cleaning special for a single standard drain. Main-line and hydro jetting work is quoted upfront before we start.
Almost always. We run 24/7 and are typically on site within 45 minutes across San Francisco and the north Peninsula.
Please don’t. Chemical cleaners damage pipes, rarely clear the clog fully, and make it hazardous for the technician who opens the line afterward.
If one fixture is slow, it’s a clog. If multiple fixtures back up, you hear gurgling when other fixtures run, or the problem returns soon after snaking, it’s the main line. A camera inspection settles it in about an hour.
Usually not. Most lines can be repaired with trenchless pipe lining or pipe bursting from one or two small access points. We only excavate when the pipe has fully collapsed or a trenchless method isn’t safe for the situation.
In San Francisco the property owner is responsible for the sewer lateral from the building to the connection at the city main, including the section under the sidewalk and street. The city maintains the main itself.
For intact pipes, yes — including cast iron and clay. That’s why we camera the line first. If a pipe is badly cracked or collapsed, jetting isn’t the right fix and we’ll say so.
Much longer than snaking, because the pipe wall is actually clean. For grease-heavy kitchen lines, annual or semi-annual jetting keeps them trouble-free.
Water Heaters
Tank and tankless
It depends on the part: thermocouples and elements are inexpensive; gas valves cost more. Every repair is quoted flat-rate before we start.
Tank heaters typically last 8–12 years; tankless units 15–20 with maintenance. Age is one factor we weigh when advising repair versus replacement.
A leak from a fitting or valve is repairable and not urgent unless it’s flooding. A leak from the tank itself means the tank has failed — shut off the water supply and call us; that’s a replacement.
Most like-for-like replacements take two to four hours. Conversions (electric to gas, tank to tankless) take longer.
Yes. We pull the permit and coordinate the inspection as part of the job.
Codes vary by brand, but most point to ignition, flow, venting or temperature faults. Tell us the brand and code when you call and we’ll usually know what to bring.
Annually in the Bay Area. Units in hard-water areas or with heavy use may need it twice a year.
